Description
- Manage a team of architects and engineers and at the same time, oversee the planning, execution and delivery of real estate and hospitality projects acquired by the company.
- Develop and implement project management methodologies, tools and processes to ensure projects are completed on time, within budget, and to the highest quality standards.
- Collaborate with the investment team to identify and evaluate potential properties for development, conversion or acquisition.
- Work closely with the design and construction team to ensure that all projects are designed and built to meet the highest quality results of the projects, and that design guidelines and protocols are followed.
- Create and improve design guidelines and protocols to ensure that all projects meet the necessary aesthetic and functional requirements.
- Develop and provide training libraries to upskill the local workforce and ensure that all projects are executed to the highest quality standards.
- Collaborate with the operations team to ensure that all projects meet the necessary regulatory requirements and comply with local laws and regulations.
- Administer construction contracts, ensuring compliance with terms and conditions, for approval of management. Assist in addressing any contractual disputes or variations that may arise during the project.
- Assist in the procurement process by preparing tender documents, evaluating bids from contractors and subcontractors, and recommending the most cost-effective options to the client, upon approval of the management.
- Prepare quantity take-off and blank BOQ format for tender purposes and at the same time, prepare detailed cost estimates for construction projects, considering materials, labor, equipment, and other associated expenses. This includes assessing the feasibility of a project within budget constraints.
- Manage relationships with external partners, such as architects, engineers, contractors, and vendors, to ensure that projects are completed to the highest quality standards.
- Provide regular project status updates to the executive team, stakeholders, and investors.
- Monitor industry trends and best practices related to real estate development, short-term rentals, and hospitality platforms, and provide recommendations to improve the company's projects and operations.
Qualifications
- Applicants must be a PERMANENT RESIDENT in the Philippines
- Must be a graduate of Civil Engineer or Architecture with license.
- Minimum 4-7 years working experience preferably from a developer company, real estate or hospitality industry, and as a head of the department. Essentially with project development and investment business acumen.
- Highly experienced and knowledgeable in cost estimation and analysis, budget management, quality control and time management.
- Must be aware of and mindful of strict timetables in deadline-driven projects.
- Highly organized, highly adaptable to the always-changing business environment.
- Excellent collaborator with excellent communication and presentation skills.
- People-person with the ability to communicate with all types of individuals.
- Proficiency in Microsoft 365.
- Must be willing to work onsite and entertain queries outside of regular working hours
